The demand for studio apartments has grown considerably in Moscow. Due to the rise in real estate prices, buyers who had previously planned to buy “odnushki”, reoriented to more compact housing, told “Lente.ru” Pavel Lutsenko, general director of the federal portal “World of Apartments”.
“Interest in studies has always been high, but now it has increased in the context of a rapid rise in prices,” explained the expert. “The studios are also very convenient for investors: they cost less and can be rented almost at the price of an ordinary ‘odnushka’; the benefits and the quick return on investment are obvious.”
According to Lutsenko, on average, a study in Moscow on the secondary market is now worth 7.7 million rubles, the price increase in the last 12 months was 15 percent. In the Moscow region, such a standard batch will cost 3.43 million rubles (plus 29 percent per year). “This is despite the fact that the growth in prices for ordinary apartments in” secondary housing “averaged 11.2 percent in Moscow and 19.5 percent in the Moscow region”, – said the interlocutor of “Lenta.ru”.
In the “primary”, a Moscow study costs an average of 6.75 million rubles (plus 35 percent per year), in the Moscow region – 3.16 million rubles (plus 33 percent per year).
“The growth in demand for studios is not endless, as they are suitable only for certain groups of buyers,” warns Lutsenko. – And the excessive participation of studies in projects has a negative impact on the image of new buildings. After all, in the studios live young or marginal, the tenants constantly change there. Buyers of other types of apartments know this and pay attention to it when buying. “
